Zoning Changes Intended to Spur Redevelopment in Haledon, New Jersey

The borough of Haledon is hoping that less restrictive zoning will spur a new wave of development and economic activity along one of the city's commercial corridors.

The Planning Board in Haledon, New Jersey has identified Belmont Avenue as a redevelopment area, triggering potentially new uses and building types for 61 parcels along the corridor. Philip DeVencentis reports on the Planning Board's decision to pave the way for substantial changes along Belmont Avenue.

The redevelopment plan will still require approval of funding and specific zoning changes by the Haledon Borough Council. Zoning changes are likely to include new allowable building heights. All properties in the redevelopment area are currently zoning for business and neighborhood business uses.

“Mayor Domenick Stampone, who has advocated for redevelopment of the downtown, said he expects the process to move as swiftly as possible,” reports DeVencentis. 

The decision to identify the corridor as a redevelopment area was made possible by a state law, according to the article. 

“Lyndsay Knight, the municipal planner and the director of planning for Lyndhurst-based Neglia Group, said at the board meeting that the downtown fits the criteria because its buildings are dilapidated or obsolete. There is a host of other problems, she said, from its lack of adequate parking spots to roof leaders draining stormwater on asphalt surfaces,” according to the article.
