The Arizona State House passed a bill that would require cities to decide on zoning applications within 180 days to speed up the approval process for new development.

According to an article in Fronteras by Wayne Schutsky, the bill is aimed at giving developers more certainty and increasing the housing supply.

“This puts in place a shot clock for developers and for builders to know that when they submit their applications, they can plan on government responding within a reasonable amount of time while still respecting local neighborhoods and their ability to have their voice,” said Rep. Matt Gress (R-Phoenix).

The bill will move on to the state Senate, which passed a completely different version of it last month. Another proposed bill would allow multifamily residential construction on up to 10 percent of existing commercial or mixed-use properties without a rezoning hearing, in some cases.
