Denver to Offer New Transit Oriented Height Bonuses for Affordable Housing

The city of Denver is going all in for incentive zoning to ensure affordable housing is included among new developments in the neighborhood around the new 38th and Blake transit station.

A new building heights plan adopted for the area near Denver’s new 38th and Blake transit station proposes that the city offer a deal to developers hungry to break ground in the burgeoning neighborhood: Include affordable housing, and the city would allow them to build higher — up to 16 stories.

The Denver City Council has already given unanimous approval to the height bonus. According to Murray, the height bonus is the first of its kind, though density bonuses for affordable housing among other options are common in other Downtown zone districts.
