"A mixed residential and retail development that mirrors the 'new urbanism' wave in planning has been approved for a former farm field.Town developer Edward Patanian plans to turn some land adjacent to the Averill Park Central School District campus into a New England-style main street hamlet dubbed Bon Acre Hamlet...Patanian's plans were based on the traditional neighborhood development model that has caught on in planning circles in recent years.
