The SUN CITY CENTER COMMUNITY ASSOCIATION, (Tampa, Fl.) is seeking the services of qualified consultants in the field of urban planning, architecture and urban design with an emphasis on redevelopment. After numerous community opinion surveys, the Association has compiled a list of desired capital improvements designed to make America’s third oldest retirement community competitive with newer, neighboring communities. The Community is constrained by space, however. Hence, the Association seeks a firm with demonstrable creativity and experience to prepare a plan which will accomplish our goals within existing space. The plan must also inspire community enthusiasm and support.

Scope of Work

            a. With input from the Community at-large, evaluate the North campus for adequacy in meeting the needs expressed by our community surveys.

            b. With input from the Community at-large, evaluate the spatial arrangement of land uses for synergy, placemaking, way finding, and social interaction.

            c. Make recommendations for the use, re-use or replacement of the selected buildings and the associated logistics of moving and/or relocating existing users.

            d. With input from our landscape consultants, develop 3 alternative site plans and matching sets of architectural renderings depicting: minimal architectural changes, moderate architectural changes, and maximum architectural changes to accomplish community goals. 

            e. Develop reasonable, gross construction cost estimates for each site plan.  That is, a ballpark estimated range, based upon cost per square foot.

            f.  Prepare 13 copies of the Final Report and make a minimum of two formal presentations, one for the Community Association Board and one for the Community at-large.

  4. Names and resumes of personnel to be assigned to this project
  5. Estimate of the firm’s existing workload for the next 6 months
  6. Three Professional References
  7. One bank reference
