​Salem is Oregon's capital city. Located on the I-5 corridor 47 miles south of Portland and 60 miles north of Eugene, Salem's 160,000 residents enjoy a high quality of life, excellent schools and diverse educational and employment opportunities. Multifamily vacancy stands below 2%, and convenient central Salem locations are in high demand. North Campus is a large redevelopment site in central Salem, a rare opportunity for developers and for the community. 

The 25-acre North Campus is located one mile east of major state offices and Salem's downtown core, and one mile west of Salem's main commercial corridor, along a major arterial with high frequency weekday transit. The property is ideally located for a mix of residential, office, and local commercial uses.

Across the street, the Oregon State Hospital employs 1,800, and Salem Health owns a multi-acre, recently-cleared redevelopment site east of 23rd Street NE and south of D Street NE. Development proposals should create a sense of place and avoid traditional strip-mall design, and ideally create a “center” for the surrounding neighborhood, while being sensitive to the local context.
