The DOWNTOWN AIRPARK REDEVELOPMENT PROJECT presents an opportunity to create a built environment unlike anything previously developed in Oklahoma City, Oklahoma. Therefore, the general intent of the Developer is to create a master-planned mixed-use pedestrian-friendly waterfront urban infill community incorporating the design tenets of New Urbanism, as appropriate. Development density will be moderate to high, based on a blend of the highest and best use categories appropriate to an infill redevelopment project situated along a significant urban waterway.

It is the intent of the Developer to create a master plan designed with a "triple bottom line" approach within the context of the Oklahoma City market and mindset. Therefore, during the master planning of the Property, decisions should be made with the consideration of three areas:
1. Market Returns / Financial Profitability
2. Social and Community Benefit
3. Ecological Stewardship / Environmental Sustainability
