The City of Traverse City is requesting qualifications from innovative and qualified developers who are interested in purchasing, planning, financing, constructing and marketing a mixed use development on 2.5 acres of City-owned property (the "Depot property") located on Railroad Avenue and Franklin Street in the geographic center of Traverse City, Michigan.
The 2.5 acre site, located five blocks southeast of the City's vibrant and growing downtown, is zoned D-2, Development District, which permits residential uses up to 29 dwelling units per acre along with retail shops, restaurants, offices and entertainment uses. The historic railroad station, currently in use by various businesses, is adjacent to this parcel and is also for sale. Buildings up to five stories are allowed.
Traverse City, (population 14,532), located on Grand Traverse Bay, is a regional center for northwestern lower Michigan. Summer tourism doubles the City's population. Northwest lower Michigan is a fast-growing region and a magnet for tourists, economic development, new jobs and investment. It is anticipated to grow by more than 40 percent in the next 25 years.
