The Town of Chapel Hill and Stainback Public/Private Real Estate (SPPRE) are soliciting Request for Qualifications (RFQ) for the mixed-use developments on two Town owned properties in the heart of Downtown Chapel Hill. The Town's intent is to select a qualified firm with the capacity to complete the development projects that transform the sites into an active, productive, and vibrant part of the Town. The Town plans to shortlist 3-5 developers to respond to the Request for Proposal (RFP).

Scope of the Project: Downtown mixed-use development in the heart of Chapel Hill. Development features include a mix of Residential and Retail/Dining/Entertainment space with garages. The estimated cost of the Phase 1 projects is estimated at $59 million. The Town has the option to award a $23 million Phase 2 Development.

Notable Facts about Chapel Hill:
Chapel Hill is one of the three "points" of The Research Triangle. Chapel Hill, along with Raleigh and Durham, continually receives accolades for being a top location to live and do business.

The A&E channel recognized Chapel Hill as the #2 city in their "Top Ten Cities to Have It All" and Money magazine rated the town as the #1 "Best Place to Live in the South."

A pre-proposal conference will be held January 11, 2005 in Chapel Hill to answer questions and tour the sites. This conference is not mandatory.
