The 165-acre S.C. State Hospital campus was originally designed to be a walkable, urban neighborhood with a mix of uses, but market realities but the project on hold. Developer Bob Hughes has brought Duany back to bring the project in line with today's realities.
Jeff Wilkinson of The State writes:
"For instance, the original Duany plan has a high concentration of condos. That market was hot in 2005, but virtually nonexistent today. Duany also had a minimum of retail, which Hughes said would like to increase.
Hughes said he has had "high" interest from developers wanting to tackle parts of the project, but it is a complicated dance to bring all the different parts together to create a destination."
