WORK SETTING
--------------------------
The Colorado State Board of Land Commissioners is a trustee charged with managing 2.8 million acres of trust lands throughout Colorado. The Board’s primary fiduciary role is to generate income from these properties that helps fund public schools in the state. The Board’s Real Estate Section is a small five-person office that manages its commercial properties and projects. The section provides services required for the acquisition and disposal of commercial real estate, entitlement and development of existing parcels of state trust land, preparation of contracts, leases and conveyance documents for all leasing and real estate transactions, and the management of all of the Board’s ongoing real estate transactions.

DUTIES
--------------------------
This position manages a real estate portfolio of state trust lands that will include some or all of the following: existing commercial leases (ground and space leases), redevelopment opportunities, entitlement and development opportunities on properties that are ready for transitioning to residential, industrial or commercial development. This position will work with private sector contractors and local government authorities to gain necessary planning and zoning approvals required by counties and municipalities where state trust lands are located. This position will manage the acquisition and disposal of real estate assets. This position will develop, implement and maintain databases and spreadsheets to evaluate and monitor the performance of income-generating properties and potential acquisition targets.

REQUIREMENTS

Education and Experience –
Graduation from an accredited college or university with a bachelor’s degree in business, real estate, engineering, real estate finance, natural resources related fields such as land management, soil science, or land planning to the work assignment AND four years of professional experience in the real estate portfolio management or real estate financial performance planning of the work assigned to the job.
Substitutions –
A combination of work experience in the occupational field or specialized subject area of the work assigned to the job, which provided the same kind (see above), amount and level of knowledge acquired in the required education, may be substituted on a year-for-year basis for the bachelor’s degree. This experience must be specifically described in the application in order to receive credit. A master’s or doctorate degree from an accredited college or university in a field of study related to the work assignment may be substituted for the bachelor’s degree and one year (masters) or two years (doctorate) of the general experience requirement respectively.
