rapid gentrification

I'm doing some research on rapid gentrification, and wondering what folks think are the places that have changed the fastest--Hudson, NY and Marfa, TX come to mind. Please make suggestions about places and let me know what you think the pros and cons of such quick change are.

there's really no such thing as rapid gentrification
no community i have ever worked in, or analyzed for a client gentrifies quickly. the pace of change intensifies, and there is a momentum. but the actual transformation of a market from weak to strong where displacement occurs strictly along class lines is, if inexorable in some situations, actually very slow.
