Real Estate Development Certificate

Hi all. I am entering an MUP program in the fall, and I've also been accepted to a Real Estate Development Certificate program. The certificate is at the graduate level, and it is additional credits to the masters program. As such, I'll have to stay on for an extra semester to do the certificate, which means about 9k of extra tuition. Does anyone think that the potential job opportunities that would open up from me having this certificate would be worth the 9k, or could I get jobs in the real estate development field without the certificate and just a masters? If I choose not to do the certificate, I can still take all or most of the courses, but instead of counting them towards a certificate I can count them as electives towards the masters. Would not having the official "certificate" matter?
