Public Infrastructure: A Good Real Estate Investment?
Experts speculate that as record amounts of investment continue to pour into the commercial real estate industry, infrastructure represents the next big frontier for real estate investors.
"With the prices of conventional real estate at or near cyclical highs, there is a growing interest by investors in toll roads and bridges, which have many of the financial characteristics of commercial properties, including predictable cash flow.
...New York and New Jersey present the greatest opportunity. The New Jersey Turnpike and Garden State Parkway generated $1.12 billion in revenue last year, exceeded only by New York, which generated $2.08 billion in toll revenues. Together, these two states represented roughly half of all U.S. toll revenue in 2005, according to the Bureau of Transportation Statistics."
