A Santa Fe CDC responded to skyrocketing housing costs by becoming a lender and broker while it also preserved and built homes. In the process, the organization developed a more retail-oriented approach to ensuring people’s financial security.

Homewise has grown into a major provider of workshops and financial services to help Santa Fe's lower-income residents purchase their own homes. Today the organization is a pioneer in promoting affordable homeownership, a community development financial institution that offers a range of commercial real estate services with the added assurance that the buyer's financial well-being is the top priority.

All of that only scratches the surface of what's wrong with this study. The idea that complex urban development patterns and human behavior can be meaningfully studied according to one primary criteria — density — is wrong from the start.
