Speculative business parks aimed at ownership by small businesses are a hot new market.
"Many owners of office and industrial buildings that have had difficulty leasing their properties during the recent economic downturn have been converting the space into condominiums to sell to small businesses. And now, developers are getting in on the action... While many larger corporations are trying to free up capital by selling real estate, many small businesses, which often lack leverage in negotiating favorable lease deals, even in this tenants' market, are looking to own and control their own space -- and profit from investing in real estate in the process."
